ABSTRACT
The article discusses the influence of an appropriate location of a building on
operating costs in relation to cardinal directions, geographic and environmental
conditions, and the form of the building. Decision on a location of a building is taken
on the basis of provisions of local spatial management plans or decisions on devel-
opment conditions. Therefore, it is necessary to precisely analyze the issues vital to
creation of sustainable development policy and optimization of energy potential as
early as at the drafting stage of the above-mentioned documents on urban planning.
Adjustment of numerous design elements, such as size and number of door and
window openings, their position in relation to cardinal directions, U value for walls
and ceilings, construction of balconies, air-conditioning and heating systems, as well
as shaping and management of the surroundings may significantly influence cost
efficiency of energy-efficient buildings, both during construction stage and further use.
